Living in Belton, Texas: A Local's Guide

By Jenny McCaslin, Home Court Team at Kelly, Realtors. Belton resident since 2024.The Bell County Courthouse on the square in downtown Belton, Texas

Belton sits on I‑35 between Austin and Waco, with Belton Lake and Stillhouse Hollow Lake on its west side and Fort Hood beyond. It has a walkable historic downtown, Belton ISD, the University of Mary Hardin‑Baylor, and real small town traditions. Homes range from older properties with big oaks and large lots to newer construction on half acre lots near the lake. The tradeoffs: Texas heat, bugs, and a nightlife that winds down early.

How I ended up in Belton

We weren't planning to move. We were living in Waco and happy there. Then my husband, Phil, came to me about a job opportunity in Belton.

So he brought me down for a look. We walked along Nolan Creek. We grabbed a coffee at Sly Fox. We had lunch at Miller's. We checked out the Belton H‑E‑B, which, if you've lived in Texas, you know is a real part of the decision. Then we toured homes in River Place Estates, Dawson Ranch and Circle C Ranch.

By the end of the day, he had sold me on the lifestyle here and on the kind of home we could have. He applied, got the job, and 45 days later we closed on our house.

We ended up in a much smaller neighborhood than any of the ones we toured that first day. That's a lesson I pass on to every buyer: your first list isn't always where you land, and that's okay.

What is Belton actually like?

It feels like a small town, and it doesn't act like one.

Downtown Belton is historic, walkable and growing, with local coffee, restaurants, boutiques and a Saturday farmers market. The creek runs right through it. The university brings energy without making it feel like a college town. And when you need more, Temple is right next door, Waco is about 30 minutes north, and Austin is about an hour south.

What do locals do on a Friday night in the fall?

Go to Tiger Field. Fall Friday nights in Belton are spent in the stands cheering on the Tigers.

The Bleacher Creature program even lets kids in 5th grade and under run onto the field before the game. If you want to feel like part of this town fast, that's the place.

What traditions should I know about?

Where do locals eat, drink and hang out?

This is the short list.

Coffee and breakfast

Lunch and dinner

Treats and a little self care

Where can you get outside?

One thing people always ask: you can't buy a home on Belton Lake with a private dock or boat ramp. The lake is managed by the U.S. Army Corps of Engineers, so access is through public ramps and parks.

Which Belton neighborhoods should I look at?

Every neighborhood here has a personality. These are the ones I find myself recommending most:

River Place EstatesLarge oak trees, large lots, and older homes with real character. Some lots back up to a creek. A new section is expected to open in the new year, with lots possibly for sale in 2027.

Dawson RanchWell established, spacious homes in a location people love: close to schools, the lake and Chisholm Trail Park.

Circle C RanchNewer construction, many by Carothers, a well respected builder, on half acre and larger lots. Still close to the lake and H‑E‑B.

Lakewood RanchLarge trees, large lots and established homes, with a community pool and playground. Close to shopping and restaurants on West Adams.

Three CreeksNewer construction from several builders. What sets it apart is the playground, hiking trails and pavilion. It's also close to Stillhouse Hollow Lake, Chalk Ridge Falls and more trails.

Near the lake off Morgan's Point RoadLago Terra, Rancho Del Lago and The Cliffs at Lake Belton offer lake area living, mostly newer homes, many on larger lots. These sit at a higher price point than most of Belton.

What about schools?

Belton ISD has a good number of elementary schools, which keeps campuses from getting so big that teachers don't know your kids. There are after school activities like dance and UIL academic competitions too.

The district has two high schools. Lake Belton High School is newer, larger and in the 6A classification, and serves most homes north of the lake. Belton High School is the original campus: older, smaller, more established and very successful in athletics and academics.

Always confirm the schools zoned to a specific address with Belton ISD. And remember, some homes with a Temple mailing address are actually in Belton ISD.

What's changing in Belton?

What are the honest tradeoffs?

I love it here, and I'd still rather you hear these from me:

Market snapshot

Belton home sales, January through September 2026 (residential, compared with the same period in 2025)

Market measure20262025
Median sale price$308,000$290,000
Average sale price$328,201$326,370
Homes sold214228
Average days on market9688
Sale price vs. original list price95.1%94.8%
Active listings (September)125126
Months of inventory5.15.8

What this means, in plain English: Prices in Belton are still climbing, with the median up about 6% from last year. But homes are taking longer to sell, about three months on average, and buyers have roughly five months' worth of homes to choose from. For buyers, that means time to look and room to negotiate. For sellers, it means pricing right from day one matters more than it did a few years ago.
