Relocating From Virginia to Belton ISD for a Job at Fort Hood

By Jenny McCaslin, Home Court Team at Kelly, Realtors

Summary

A family from Richmond, Virginia landed a civilian job at Fort Hood and needed to move to Central Texas. They wanted a larger, newer home, ideally with a pool, without houses stacked on top of each other, and with a manageable drive to post. We used one scouting trip to narrow the area, waited for their Virginia home to sell, then came back for one focused day. They chose a home on a half acre lot in the Moffat area of Belton ISD.

What were they looking for?

They were coming from Richmond for a new job at Fort Hood. Not military, a civilian role, which meant no base housing office walking them through the move and no built in network of families who had done it before.

Their wish list was clear:

And one big constraint. They had a home to sell in Virginia before they could buy here.

Why come out before you're ready to buy?

Their Virginia home wasn't listed yet when they first flew out, so they weren't ready to make an offer. A lot of people would call that trip a waste of time. I think it's the most important trip of the whole move.

That first visit is where you figure out what Central Texas actually feels like. Which drive you can live with every day. What a "newer home" means here. How big lots really are in each area. You can't learn that from listing photos.

So we looked at homes in Harker Heights, Nolanville, Temple and Belton.

How did we narrow it down?

By the end of that trip, they knew what they wanted. Newer homes on bigger lots, and Belton ISD.

That combination pointed us toward the Moffat area near Lake Belton. Homes there sit on half acre lots, which gave them the space they were after. And for them it was still about 15 minutes to an H‑E‑B and about 35 minutes to Fort Hood. Close enough to everyday life, without being packed in.

What happens while you wait for your old house to sell?

They went home, listed their Virginia house, and watched the market here. Mostly the homes with pools.

Once their Virginia home was sold, they flew back to choose the one.

Here's the honest part. Their favorite from the first trip was already gone. That happens to almost every out of state buyer, and it is not a disaster. Because they had already narrowed down the area, the school district and the type of home, we weren't starting over. We were finishing.

How did they choose?

We saw five homes that day. They had a clear winner.

It had the pool. It had a half basketball court out back. It didn't have a dedicated office, which was on their list, but one of the bedrooms worked perfectly as an office, so that was an easy tradeoff.

And I could tell walking through it with her that this was the one. She didn't want to leave.

How did the closing go?

Smoothly. No surprises from contract to closing.

What would I tell someone relocating here for a job at Fort Hood?

Come out on a scouting trip first. Drive the areas. Walk through the neighborhoods and communities. Get a feel for what you like and pick your favorites, even if you're not ready to buy yet.

Then when it's time to actually purchase, if a second trip isn't possible, we can video tour together. And this is where the first trip pays off. I've already walked homes with you. I know what you love, what you'd trade, and what you want me to look at closely. So when I'm on a video tour with you, I'm not just holding up a phone. I'm checking the things I already know matter to you.

If you're moving to Bell County for a new job and you're trying to figure out where to start, let's plan your scouting trip together.

FAQ

Should I take a trip to Central Texas before I'm ready to buy?

Yes, if you can. A scouting trip lets you compare areas, lot sizes and commutes in person, so when it's time to buy you can decide quickly and confidently, even if you buy from a distance.

Can I buy a home in Belton without being there in person?

Yes. If you've already toured homes with me, video tours work well because I know your preferences and what to focus on. Many buyers still make one final trip if they can.

What if the house I loved on my first trip sells before I'm ready?

It happens often. The real value of the first trip is learning which area, school district and type of home fit you, so you can move quickly on the next right one.

How far is the Moffat area from Fort Hood?

For this family it was about 35 minutes to Fort Hood and about 15 minutes to an H‑E‑B. Drive times vary by gate, time of day and exact address, so I always suggest driving your actual commute before you buy.

Do homes in Belton ISD come with bigger lots?

Some areas do. In the Moffat area near Lake Belton, many homes sit on half acre lots. Lot sizes vary a lot across Belton ISD, so it depends on the neighborhood.
